Resumen : he following thesis Project presents two architectural proposals for a Community Neighborhood Facility for the Astillero neighborhood, located
in the south of the city of Guayaquil, Ecuador.
The main objective of the projects is to generate physical spaces that allow the correct development of the community, in different areas: social,
cultural and civic, creating opportunities for growth and development for the people of the sector. These projects are planned based on 3 axes
that determine the activities of the architectural program: integration, recreation and training. The architectural proposals maintain the same
approach and program, but different ways of encompassing the natural conditions, the immediate context, and the hierarchization of spaces for
the user, generating two perspectives of design and development of the community center for the Barrio del Astillero.
Descripción : El siguiente trabajo de titulación plantea dos propuestas arquitectónicas para un Centro Comunitario destinado al Barrio del Astillero, ubicado en el
sur de la ciudad de Guayaquil, Ecuador.
Los proyectos tienen como objetivo principal generar espacios físicos que permitan el correcto desarrollo de la comunidad, en los diferentes ámbitos:
social, cultural, y cívico, creando oportunidades de crecimiento y desarrollo en los habitantes del sector. Estos proyectos se plantean a partir de 3
ejes que determinan las actividades del programa arquitectónico: integración, recreación, y capacitación. Las propuestas arquitectónicas mantienen
un mismo enfoque y programa, pero diferentes maneras de abarcar las condicionantes naturales, el contexto inmediato, y la jerarquización de

Resumen : At present, respect for and awareness of cultural heritage have experienced a significant
deterioration, which has resulted in desolation, abandonment, and a lack of interest in spaces
that once played a crucial role in the development of the city. From Guayaquil. A tangible
example of this is the case of the Barrio del Astillero, which was relevant from 1900 to 1940.
Aware of this situation, the present study was born from the agreement with the National
Institute of Cultural Heritage (INPC) for which the guidelines established to focus on
delineating its pertinent background in order to substantiate the need to declare heritage of the
city of Guayaquil. In addition, a comparative analysis was carried out using heritage declaration
documents approved in various neighborhoods in Ecuador to identify the essential elements
that contributed to a neighborhood being recognized as cultural heritage.
As part of the investigation, the historical process of the site was studied through bibliographic
information, visits to the study area and recording of the oldest houses in order to demonstrate
the tangible and intangible characteristics. Therefore, it was demonstrated that the
neighborhood has the necessary potential to be declared a cultural heritage, due to its history
and relevance in the history of the city that represents part of the historical memory of
Guayaquil due to its urban, architectural, social and commercial aspects..
Descripción : En la actualidad, el respeto y la conciencia hacia el patrimonio cultural han experimentado un
deterioro significativo, lo que ha resultado en la desolación, el abandono y la falta de interés
hacia espacios que en su momento desempeñaron un papel crucial en el desarrollo de la ciudad
de Guayaquil. Un ejemplo palpable de esto es el caso del Barrio del Astillero, que tuvo
relevancia desde 1900 hasta 1940. Conscientes de esta situación, el presente estudio nace a
partir del convenio con el Instituto Nacional de Patrimonio Cultural (INPC), donde se
identificaron los lineamientos establecidos por esta entidad para así delinear la información
pertinente con el propósito de fundamentar la necesidad de declarar el área de estudio
patrimonio de la ciudad de Guayaquil. Además, se llevó a cabo un análisis comparativo
empleando documentos de declaraciones patrimoniales aprobadas en diversos barrios de
Ecuador para identificar los elementos esenciales que contribuyeron a que un barrio sea
reconocido como patrimonio cultural.
Como parte de la investigación, se estudió el proceso histórico del sitio mediante información
bibliográfica, visitas a la zona de estudio y fichaje de las viviendas más antiguas con la finalidad
de demostrar las características, tangibles e intangibles. Por lo que se demostró que el barrio
posee el potencial necesario para ser declarado patrimonio cultural, debido a su historia y
relevancia en la historia de la urbe que representa parte de la memoria histórica de Guayaquil

Resumen : Housing is a fundamental pillar for human and social development. In Latin America and the Caribbean, and specifically in Ecuador, there is a significant deficit of quality housing units. Wood, a renewable natural resource, has historically been an essential building material. However, in the region, timber construction is often associated with low-quality housing. In this scenario, cross-laminated wood (CLT) emerges as a sustainable and high quality alternative. The general objective of the present research has been to determine the contribution of the physical-mechanical properties of CLT samples with recycled woods of the canton Naranjal in 2023, for the reduction of the housing deficit in Ecuador. The specific objectives include the identification of companies producing these test pieces, the destination of their production and the evaluation of their properties as a viable alternative in the construction sector. The methodology focused on the development of panels and laboratory tests to evaluate the physical-mechanical properties of CLT specimens. Regulations such as ASTM D 143-94, UNE-EN 16351 and technical standard E.070 of Peru were followed. Trials included flexion and compression resistance tests, both perpendicular and parallel to the fibers, and weather durability tests.In the tests carried out, the CLT panels far exceeded the technical regulations in terms of strength and maximum effort, validating their effectiveness and quality. Durability tests confirmed the effectiveness of the glue and the immunization process, even in extreme humidity conditions. In this way, CLT panels are a viable, resilient and sustainable alternative in the construction industry.
Descripción : La vivienda es un pilar fundamental para el desarrollo humano y social. En
América Latina y el Caribe, y específicamente en Ecuador, donde existe un
déficit significativo de unidades habitacionales de calidad. La madera, un
recurso natural renovable, ha sido históricamente un material de construcción
esencial. Sin embargo, en la región, la construcción en madera a menudo se
asocia con viviendas de baja calidad. En este escenario, la madera
contralaminada (CLT) surge como una alternativa sostenible y de alta calidad.
El objetivo general de la presente investigación ha sido determinar el aporte
de las propiedades físico-mecánicas de probetas de CLT con maderas
recicladas del cantón Naranjal en el año 2023, para la reducción del déficit
habitacional en Ecuador. Los objetivos específicos incluyen la identificación de
empresas que elaboran estas probetas, el destino de su producción y la
evaluación de sus propiedades como una alternativa viable en el sector de la
construcción.
La metodología se centró en el desarrollo de los paneles y los ensayos de
laboratorio para evaluar las propiedades físico-mecánicas de las probetas de
CLT. Se siguieron normativas como ASTM D 143-94, UNE-EN 16351 y la
norma técnica E.070 de Perú. Los ensayos incluyeron pruebas de resistencia
a la flexión y compresión, tanto perpendicular como paralela a las fibras, y
pruebas de durabilidad a la intemperie. En las pruebas realizadas, los paneles
de CLT superaron ampliamente las normativas técnicas en términos de
resistencia y esfuerzo máximo, validando su eficacia y calidad. Los ensayos
de durabilidad confirmaron la efectividad del pegamento y del proceso de
inmunización, incluso en condiciones extremas de humedad. De esta manera,
los paneles de CLT son una alternativa viable, resistente y sostenible en la

Resumen : The project studies the development of public housing in the city of Guayaquil by the Ecuadorian Social Security Institute (IESS) and the National Housing Board (JNV) and how these entities were able to meet basic needs of the time through collective housing blocks that are located in large blocks of the city of Guayaquil where middle and lower middle class families will begin to live. For reasons of this work, we will focus on the Multifamily Blocks of Pablo Graff’s IESS. On the other hand, it is evident that currently there are alterations that the same users have generated with the aim of protecting themselves from the insecurity of the city, even some departments have made expansions to their homes welcoming part of the corridor and closing the corridors with several enclosures, distancing themselves from the prime idea of Pablo Graff, leaving as a consequence a labyrinth of doors and grills to reach and leave each dwelling. Public collective housing should aim to meet the basic needs of users through a comfortable and collaborative housing proposal that meets current standards (spatial, ecological, economic, communal, among others) and an adequate relationship with its urban environment that allows it to connect with the city and its equipment. This titling work will explore the various solutions adapted to current standards under the concepts of cohousing and coliving that generates a communal development around collective housing.
Descripción : El proyecto estudia el desarrollo de la oferta de vivienda pública
colectiva en la ciudad de Guayaquil de parte del Instituto
Ecuatoriano de Seguridad Social (IESS) y la Junta Nacional
de Vivienda (JNV) y como estas entidades supieron solventar
necesidades básicas de la época por medio de bloques
colectivos de vivienda que se emplazan en grandes manzanas
de la ciudad de Guayaquil donde familias de clase media y
media baja empezarán a vivir. Para motivos de este trabajo, nos
enfocaremos en los Bloques Multifamiliares del IESS de Pablo Graff
Por otro lado, se evidencia que en la actualidad existen
alteraciones que los mismos usuarios han generado con el fn
de protegerse de la inseguridad de la ciudad, incluso algunos
departamentos han realizado expansiones a sus viviendas
acogiendo parte del pasillo y cerrar los pasillos con varios
cerramientos, distanciándose de la idea prima de Pablo Graff,
dejando como consecuencia un laberinto de puertas y rejas
para llegar y salir de cada vivienda.
La vivienda colectiva pública debe apuntar a satisfacer las
necesidades básicas de los usuarios a través de una propuesta de
vivienda confortable y colaborativa que cumpla con estándares
actuales (espaciales, ecológicos, económicos, comunales, entre
otros) y una adecuada relación con su entorno urbano que le
permita conectarse con la ciudad y su equipamiento.
Este trabajo de titulación permitirá explorar las diversas soluciones
adaptadas a los estándares actuales bajo los conceptos del
cohousing y el coliving que genera un desarrollo comunal
