Resumen : This thesis is a research on the application of the Black & Scholes Model in the valuation of real estate with the objective of reflecting the fair value of the asset. We chose to segment the work into five chapters, within which are the specific objectives that seek to answer the hypothesis raised in the thesis. From the methodological point of view, the non-experimental descriptive type of longitudinal cut was used, which is used to diagnose the behavior of the implicit and extract the explicit from the value. An analysis of the market was made about the classic real estate valuation mechanisms for the purchase and sale of a good. The patrimonial method, the cash flow and expected returns; methods that do not allow delays, thus giving the project an undervaluation. This allowed us to establish the Black & Scholes model variables that are used in a financial asset together with the terminology applied in the real estate sector; In addition, it facilitated responding to the how, when and why of the study, in order to indicate the causal relationships contemplated of: market price, exercise price, volatility, discount rate and temporality. We proceeded to the practical application of the Black & Scholes model to examine the purchase of real estate. As a result of the exercise, it was corroborated that when using the Black & Scholes model in the valuation of real estate in Guayaquil it was possible to reflect the fair value of the property under risk and uncertainty conditions, since the price of a dwelling influences the value of time (volatility, interest rate and maturation time) and their difference; that was demonstrated with the final exercise, where the Black & Scholes model was used to confirm its contribution by integrating the volatility and expectation; which enriches traditional models.
Descripción : La presente tesis es una investigación sobre la aplicación del Modelo Black & Scholes en la valuación de bienes inmobiliarios con el objetivo de reflejar el valor justo del bien. Se optó por segmentar el trabajo en cinco capítulos, dentro de ellos se encuentran los objetivos específicos que buscan responder la hipótesis planteada en la tesis. Desde el punto de vista metodológico se utilizó el tipo descriptiva no experimental de corte longitudinal, lo cual se emplea para diagnosticar el comportamiento de lo implícito y extraer lo explícito del valor. Se realizó un análisis del mercado acerca de los mecanismos clásicos de valoración inmobiliaria para la compra-venta de un bien. El método patrimonial, el flujo de caja y de rendimientos esperados; métodos que no admiten demoras, dando así que el proyecto sea infravalorado. Ello nos permitió establecer las variables del modelo Black & Scholes que son utilizadas en un activo financiero junto con la terminología aplicada en el sector inmobiliario; además, facilitó responder al cómo, el cuándo y el porqué del estudio, a fin de señalar las relaciones causales contempladas del: precio de mercado, precio de ejercicio, volatilidad, tasa de descuento y temporalidad. Se procedió a la aplicación práctica del modelo Black & Scholes de examinar la compra de un bien inmueble. Como resultado del ejercicio se corroboró que al utilizar el modelo Black & Scholes en la valoración de bienes inmobiliarios en Guayaquil se logró reflejar el valor justo del bien en condiciones riesgo e incertidumbre, ya que el precio de una vivienda influye en el valor del tiempo (volatilidad, tasa de interés y el tiempo de maduración) y su diferencia; aquello se lo demostró con el ejercicio final, donde se utilizó el modelo Black & Scholes para confirmar su aporte al integrar la volatilidad y la expectativa, lo que enriquece a los modelos tradicionales.
