Análisis de la factibilidad para la creación de una empresa de mantenimiento preventivo y correctivo de inmuebles en zonas residenciales de la vía Daule.

Abstract

The objective of this project is to analyze the feasibility of the implementation of a preventive and corrective maintenance company focused on residential areas of the Daule road, due to the constant housing growth of that sector and the current environmental changes that have directly affected the wear and tear of infrastructure, facilities and equipment of the buildings, and likewise shortened its useful life. Another objective of this project is to improve the financial situation of the personnel in charge, to carry out the different requirements of the users; before which, the construction sector has had a lot of growth and demand for service over time, all well undergo wear and tear, which leads to create a company that offers preventive maintenance plans that accommodate the purchasing power of the future customers, preventing them from future damage to their homes and everything that goes with them. The methodology applied involves the analysis of quantitative data as qualitative, with the same that worked to find the best commercial strategy, to make this project known. With a sample of 380 heads of family or heads of household, it was possible to collect the necessary information to analyze the feasibility of creating this type of company and in this same way create plans that fit the budget of a middle-class household. Thus, different strategic and financial aspects were analyzed, which will allow us to determine the viability of the project according to indicators such as TIR, VAN and PRI.
