Factores que inciden en el déficit habitacional en la ciudad de Guayaquil en el periodo 2015-2022.

Abstract

The present research work has raised as a general objective to identify the factors that affect the housing deficit in the city of Guayaquil in the period 2015-2022, for which in order to reach the fulfillment of the general objective, the following specific objectives were raised: to establish theoretical aspects of the real estate market, characterize the development sector of housing units in the city of Guayaquil, describe the policies and projects implemented by the government in relation to the housing sector in the city of Guayaquil, determine the research methodology, according to an econometric model that allows to identify the main elements that affect the housing deficit in the city of Guayaquil and finally propose actions to improve the housing situation in the city of Guayaquil based on the analysis of the results. The applied method is mixed with a non-experimental and descriptive study design using as the main data collection technique the official bulletins and surveys of the ENEMDUM corresponding to the period 2015-2022 and interviews, in addition to the data analysis tool used for the present study. was the econometric software Posit. Considering definitions such as the qualitative and quantitative housing deficit, consequences of the housing deficit and indicators of the housing deficit and theories such as economic development, quality of life, human development and welfare economics. As a conclusion, it was obtained that only the amount granted for real estate, the amount granted for public interest, age, educational level, adequate employment and income affect the housing deficit of Guayaquil.
